Frigate Cliff is an authentic Caribbean property set in a prime position atop Proctor’s Point, offering uninterrupted views across Falmouth Harbour on one side and the Caribbean Sea to Montserrat on the other. Elevated and private, the property enjoys a truly spectacular outlook while remaining close to English Harbour and its surrounding attractions.

The estate features five ensuite bedrooms, with four king-size bedrooms and one queen-size bedroom, and the option to add up to four additional single beds upon request. Accommodation is arranged across five private chalets, each with its own ensuite bathroom, outdoor shower, and private balcony. Guests can enjoy lush tropical gardens, outdoor lounge spaces, an infinity pool, hot tub, BBQ area, full kitchen, living room, laundry facilities, and garage. • Advertised nightly rates do not include 17% ABST (Antigua & Barbuda Sales Tax) or the Tourism Guest Levy (TGL) of USD $5 per guest, per night
• Rates may be adjusted during high season and holiday periods in Antigua

Cancellation Policy
Peak-Time Reservations
- 50% deposit to secure a reservation
- 50% balance due 6 months prior to scheduled arrival date
- If reservation is made within 6 months of arrival, full payment is required to secure it
- 100% refund if cancelled 6 months before scheduled arrival date
- No refund available if cancelled within 6 months unless the property can be re-let. If the property is re-let, the original reservation will be refunded up to 90%. The refund cannot exceed the value of the replacement reservation.
High-Season Reservations
- 50% deposit to secure a reservation
- 50% balance due 90 days prior to scheduled arrival date
- If a reservation is made within 90 days of arrival, full payment is required to secure it
- 100% refund if cancelled 90 days before scheduled arrival date
- No refund is available if cancelled within 90 days unless the property can be re-let. If the property is re-let, the original reservation will be refunded up to 90%. The refund cannot exceed the value of the replacement reservation
Low-Season Reservations
- 50% deposit to secure a reservation
- 50% balance due 30 days prior to scheduled arrival date
- If reservation is made within 30 days of arrival, full payment is required to secure it
- 100% refund if cancelled 90 days before scheduled arrival date
- No refund is available if cancelled within 30 days unless the property can be re-let. If the property is re-let, the original reservation will be refunded up to 90%. The refund cannot exceed the value of the replacement reservation
